Solicitors are now required to publish prices for the work they undertake.

In addition, they must give information as to the experience and qualifications of the staff who will undertake the work. You will find details of the qualifications and experience of each fee earner elsewhere on this website and, below, we set out a guide to our prices. All work will be carried out by Solicitors with over 10 years post qualification experience save for some residential conveyancing which may be carried out by a Licensed Conveyancer/Trainee Licensed Conveyancer and some aspects of Probate work which may be carried out by our Practice Accountant. This guide is provided for illustrative purposes only. In order to obtain a quotation for any proposed work, you should contact our office, describe the nature of the proposed work and you will then be put in contact with a Partner or staff member who can provide you with a detailed quotation.

Sale and/or Purchase of a Flat/Maisonette

There is significantly more work involved for the Solicitor in the Conveyancing of a Flat/Maisonette. This is caused by the fact that the property will be Leasehold meaning that there will inevitably be additional procedures to follow and prepare for prior to completion (eg Transfer of Share in Management Company, approval and execution of Deed of Covenant, ensuring restriction on title is adhered to, serving Notice of Transfer and Charge on the Landlord/Management Company). In addition, a lot of time is spent dealing with Landlord/Management Company in connection with its management functions, investigating the adequacy of the management and ensuring that the same complies with the Council of Mortgage Lender’s requirements. For this reason, broadly speaking, our fees are higher for the sale and/or purchase of a flat or maisonette and are set out below.

If the property is affected by the Building Safety Act 2022, we reserve the right to charge additional fees up to £1000 + VAT for the extra work made necessary.

The usual disbursements on sale and/or purchase of a flat/maisonette will be the same as described above in the sale and/or purchase of a house.

In addition, the Landlord/Management Company will have additional fees payable for carrying out various functions in the conveyancing process (eg the provision of responses to Standard Leasehold Property Enquiries Form, preparation of Deed of Covenant, provision of Certificate required to comply with a restriction on the Land Registry Title, producing a new Management Company Share Certificate in favour of the buyer, providing Licence to Assign, registering Notices of Transfer and Charge).

Transfer of Equity

If the property is subject to a Mortgage and an outgoing owner is to be released from that Mortgage, there will be an additional fee of £175 plus VAT.

If the property is a flat there will be an additional fee of £250 plus VAT. If the transfer is made pursuant to a matrimonial order or separation agreement there will be an additional fee of £250 + VAT

The disbursements payable will depend on the individual circumstances of the transaction. Please enquire for an individually tailored quote when the level of disbursements will be explained to you.

Shared Ownership Properties

If you are buying or selling a shared ownership property there will inevitably be additional work required. Typically, we would charge an additional £350.00 plus VAT to deal with a shared ownership property. Please enquire for an individually tailored quote.

New Build Properties

If you are buying a new build property this will inevitably involve additional work for which we make an additional charge of £350.00 plus VAT.

Help to Buy ISA

If you are purchasing with the help of a Help to Buy or Lifetime ISA (or ISAs) we make an additional charge of £50.00 plus VAT per ISA in accordance with Government guidelines.

Leasehold House

If you are buying, selling or transferring a leasehold house (not a flat) there is an additional charge of £150 + VAT

Unregistered Title

If the property you are buying, selling or transferring is not registered at HM Land Registry there is an additional charge of £200 + VAT

COMMERCIAL CONVEYANCING

Our fees for dealing with any aspect of Commercial Conveyancing including the sale or purchase of a commercial building, the grant or assignment of a commercial lease or acting for the landlord to ensure compliance in any such matters are calculated, broadly speaking on the basis of the amount of time spent on the matter by the relevant Fee Earner. Our scale of Fee Earners hourly charging rates are set out below.

PRIVATE CLIENT WORK

(a) Will Writing

Our fees will be tailored to the individual circumstances of your matter, but by way of illustration, for a simple single Will, we would normally charge £200-£300 plus VAT and for simple mirror Wills, we would normally charge £300-400 plus VAT. If the preparation of your Will or Wills is not a “simple matter” (typically this could be in circumstances where your Wills are being prepared in accordance with IHT mitigation and/or your Wills establish Trusts which are designed to be ongoing beyond the death of the testator) we will provide an individually tailored quotation on request and on first establishing your circumstances and requirements.

(b) Preparation of Lasting Powers of Attorney

We are often asked to prepare Lasting Powers of Attorney for clients and in almost all circumstances we recommend that they are registered at the Office of the Public Guardian immediately once all parties have executed the documentation. There are two types of Lasting Powers of Attorney: a) Property and Financial Affairs and b) Health and Welfare. We are often instructed by couples each of whom wish to prepare Lasting Powers of Attorney for one or both types and we set out below our typical fee structure where the Lasting Power of Attorney documentation is relatively straightforward.

In addition to the above the Office of the Public Guardian charges £82.00 per Lasting Power of Attorney document as an application fee for registration.

(c) Probate/Estate Administration/Trust Administration/Applications to Court of Protection

All our work in this regard is calculated on the basis of the time spent in the matter by the relevant Fee Earner. Our Fee Earners hourly charging rates are set out in the table below. At the outset of each matter, we would provide you with an estimate based on the information available to us at the time. Unlike some firms of Solicitors, we do not charge an additional fee based on the percentage value of the estate.

(d) Commercial

Our fees for all non-contentious commercial work are, broadly speaking, calculated on the basis of the amount of time spent by the relevant Fee Earner. Our Fee Earners hourly charging rates are set out in the table below. Please enquire for an individually tailored estimate.

(e) Litigation
